Leasing contracts and monthly leases have their pros and cons. Leases allow landlords to rent property that is not desirable for long-term tenants. It is also advantageous if rents can rise rapidly, so the landlord can renegotiate the terms of the contract from month to month. They benefit tenants who only have to stay in a particular location during a transition or if they are unsure of the length of their tenancy in the area concerned. The law states that the lessor is responsible for repairing damages or defects that could affect the tenant`s intended use of real estate, unless the parties have agreed otherwise. This means that major repairs must be taken care of by the landlord, unless the lease entrusts the responsibility to the tenant. A tenancy agreement or lease is an important legal document that should be concluded before a landlord leases property to a tenant. The two agreements are similar, but they are not identical and it is important to understand the differences. The length of the lease and the amount of the monthly rent are recorded and cannot be changed. This ensures that the landlord cannot arbitrarily increase the rent and that the tenant cannot simply leave the property whenever he wishes without re-reading.
